Egress before anything else
A finished basement bedroom needs a legal way out. We confirm what your space can support, whether that is a window, a well, or an exterior stair, before we frame a single wall.
Wall assemblies that breathe correctly
A below-grade wall built like an upstairs wall traps moisture. We detail the vapor control on the right side of the insulation.
Drainage for the bathroom
Adding a bath below the sewer line means a pump system. We plan for it rather than discovering it mid-project.
Air that actually moves
Basements are the easiest room in a house to under-ventilate. We size the supply and the return, not just the supply.
Ceiling height and mechanicals
Ducts, beams, and plumbing runs eat headroom. We map them first and design the ceiling around what you’ve actually got.
Permits and inspection
Finishing a basement is permitted work in Clark County. We pull it and get it inspected, so it’s legal square footage when you sell.
Basement finishing in Las Vegas
Do Las Vegas homes even have basements?
A small share of them do: mostly custom builds, some older neighborhoods, and a handful of newer subdivisions that offered one as an option. If you have one, you already know how unusual it is.
Does finishing a basement need a permit?
Yes. Converting unfinished basement space into living space is permitted work, and it needs inspection to count as legal square footage on a future sale.
What’s the difference between finishing and remodeling?
Finishing means turning raw space, bare concrete and framing, into finished rooms. Remodeling means updating a basement that is already finished. We do both, and the pricing is very different.
Do I need an egress window?
If you’re creating a bedroom, yes. Other uses have different requirements. We confirm what applies to your plan before design, because cutting an egress window into a foundation wall is a real cost.
Is moisture a problem in a desert basement?
Less than in wetter climates, but it is not zero. Irrigation, drainage against the foundation, and plumbing leaks all show up below grade. We build the assembly so moisture can dry out instead of getting trapped.
Can you add a bathroom down there?
Usually. If the drain sits below the sewer line, it needs an ejector pump. That is routine work, and it just needs to be priced honestly from the start.

Where the work needs a permit, we pull it in our name and book the inspections. A contractor who asks you to file as an owner-builder is moving the liability onto you.
Changes priced in writing
Anything we find behind a wall gets shown to you, priced, and approved as a written change order before we carry on. Nevada law requires that, and it is also how you avoid an invoice you did not expect.
Finished, then checked
We walk the job with you at the end and stay until your punch list is done rather than ours. We warrant our workmanship, and material warranties pass through to you.
