Four things that make the first conversation useful
Roughly what you want done
You do not need drawings or a finished plan. “The hall bathroom, and the tub should probably become a shower” is enough to work with.
Whether anything is moving
Are the sink, toilet and range staying where they are? That single answer separates a finish project from a construction project, and it moves the price more than any material choice.
A budget range you are comfortable with
Not a number you are trying to hide. Telling us early means we design toward what you actually want to spend instead of pricing something you were never going to buy.
Your HOA, if you have one
The management company name and whether the board meets monthly. For condos, the building name. This tells us how much approval time to build into your schedule.
What happens at the estimate visit
We come to the house, usually for thirty to sixty minutes depending on the size of the project. We look at the space, measure it, and open a cabinet or two if the work involves plumbing, because what is behind a wall in a 1985 Las Vegas house is frequently not what the drawings claim.
We will ask questions that sound blunt: what you want to spend, whether you are staying in the house during the work, when you need it finished and why. Those answers change the recommendation, so it is better to have that conversation on day one than in week six.
Then you get a written estimate with the scope described, materials named, allowances set for anything undecided, payment milestones tied to identifiable phases, and a finish date. No deposit is due to receive it, and there is nothing to sign. Which jurisdiction your address answers to matters more than the neighborhood name. Clark County, the City of Las Vegas, North Las Vegas, Henderson and Boulder City each run their own building department, and a 89108 address and a Henderson address do not follow the same plan-check process. We deal with all of them, and we will tell you which one yours is before you plan the schedule around it.
Getting in touch
How quickly will I hear back?
During business hours, usually the same day. Monday to Friday, eight to five. If you call outside those hours, leave a message with the project and a number and we will pick it up the next working morning.
Is the estimate really free?
Yes. No fee, no deposit, and no obligation to use us. We would rather quote ten projects and win three than charge for the privilege of turning up.
Do I need to be home for the visit?
For the estimate, yes, so we can talk through what you want while we are looking at it. During construction, no. Most clients carry on with their week.
Will someone try to close me on the spot?
No. There is no salesperson here. Craig or a member of the team walks the job, and you get the written estimate to think about in your own time.
Can you help if another contractor left the job unfinished?
Often, yes. It happens more than people admit. We will look at what was done, tell you honestly what has to be redone rather than continued, and price it from there.
What if my project needs a permit?
