Permits

We prepare and submit the application, answer the plan-check comments, and schedule the inspections. Permit rejections are usually a paperwork problem, and paperwork is our job.

Sequencing

Trades have to land in the right order. Drywall before paint, rough-in before drywall, inspection before it gets covered. Getting this wrong is what turns a six-week job into a twelve-week one.

One number

You get one price and one schedule instead of five quotes that do not quite line up and three that leave a gap nobody owns.

Licensed subs only

Every trade on your job is licensed and insured, and we hold the certificates. If something goes wrong, there is a real company behind it.

Change orders in writing

Walls open and surprises appear. When they do we price it, explain it, and get your sign-off before anyone swings a hammer.

Lien protection

We collect releases as subs are paid, so a sub who was not paid by someone else can never become a lien on your house.

Hiring a general contractor in Las Vegas

How do I check a contractor is really licensed?

Look them up on the Nevada State Contractors Board site by license number. Ours is #59782. Anyone who will not give you a number to check is telling you something.

Do I need a GC, or can I just hire trades directly?

For a single-trade job like a repaint or a floor, hiring direct is often fine. Once a project needs a permit or more than two trades, coordination becomes the job, and that is where projects go sideways.

What does a general contractor cost?

Contractor overhead and profit is typically built into the project price rather than billed separately. You get one number with your estimate, and we will walk you through what is in it.

Who pulls the permit, you or me?

We do. A licensed contractor pulling the permit also means the work is inspected against their license, which is the protection you are paying for. Be wary of anyone asking you to pull it as a homeowner.

How do you handle payments?

Payments are tied to milestones set out in the contract before work starts, not to a schedule that keeps moving. No large deposit up front for materials we have not ordered.

What if I already have drawings?

Bring them. We will price from what you have and tell you honestly whether anything in them will trip a plan check before you spend money on it.
