Turning a Las Vegas Garage Into Climate-Controlled Storage

An events company needed somewhere their electronics would survive July. The garage was the only space they had.

The problem they brought us

Vegas Events had run out of room for their equipment and had a garage. In most of the country that is an easy answer. Here it is the worst room in the building to put anything that minds heat.

An attached garage sits outside the conditioned part of a house. Nothing about it is built to hold a temperature, and in this valley it does not have to try very hard to become unusable. Through a July afternoon an uninsulated Las Vegas garage runs hotter than the air outside it, and in January the same room tracks the overnight low. Anything with a battery, an adhesive, a lubricant or a capacitor in it has a storage range printed in its manual, and that room is outside the range at both ends of the year.

Their question was not really about construction. It was whether the space could be made to behave, and what that would cost. The answer to the first part is yes, and the reason people get it wrong is that they buy the wrong thing first.

Why the room swings so hard

Six things working against a Las Vegas garage

The door

The single largest surface in the room is a thin steel panel facing the weather, and on most valley houses it is uninsulated. In the afternoon it radiates into the space like a heater. No amount of wall insulation compensates for leaving it alone.

The attic above it

Garage ceilings here are frequently uninsulated, with an unconditioned attic and a hot roof deck directly above. Heat arrives from the top of the room as steadily as it does through the door.

The slab

Bare concrete stores what it collects and releases it slowly, which is why a garage stays warm long after the sun has moved off it. It is also the surface everything is going to sit on.

One insulated wall

The wall shared with the house is usually insulated, because it was built to protect the house, not the garage. Every other surface in the room was built to keep weather out and nothing else.

Air leakage

Gaps around the door, unsealed top plates and every penetration for a pipe or a wire. Conditioning a leaky room is paying to cool the street, and it is the step people skip because it is invisible when it is finished.

West-facing exposure

A garage door taking the afternoon sun is a different problem from one facing north, and it changes how much of the budget belongs on the door versus the walls.

How the work runs

Order matters more than product choice

Decide what the room has to do

Conditioned storage, a workshop and a habitable room are three different projects with three different requirements. Being honest about which one you want at the start decides the permit path, the insulation targets and the finish. Most people want the first and get sold the third.

Seal it, then insulate it

Air sealing comes before insulation, because insulation slows heat and does almost nothing about air moving through gaps. Sealing the perimeter, the top plates and the penetrations is unglamorous, cheap relative to everything else, and the step that decides whether the rest of the work performs.

Insulate the whole envelope, door included

Walls, ceiling and the garage door itself. Leaving the door out of the scope is the most common way a garage ends up insulated and still unusable in August.

Finish it properly

Drywall, texture and paint, and the fire separation between the garage and the house stays intact while we do it. The code requires gypsum board on the garage side of that assembly, and a remodel is not a reason to open it up and leave it open.

Bring in the conditioning last

The equipment is sized for the room you have built, not the room you started with, and a licensed trade sets it. We run that the way we run every other trade on a job: one contractor, one schedule, one person you call.

What we did not do

We did not convert it into living space. That is a different project with a different permit path, an inspection at the end and a real effect on how the house is described when it sells. We also did not touch anything the client did not ask us to. They came to us with a storage problem, and the work stopped where the problem stopped. A contractor who arrives to look at a garage and leaves you with a quote for the whole house is selling, not advising.

The part that is easy to miss

A conditioned garage in this climate is a building envelope problem before it is an equipment problem. Every dollar spent on sealing and insulating reduces what the conditioning has to fight, and that ratio is more extreme here than almost anywhere, because the temperature difference between inside and outside is enormous for months at a time.

People usually approach it the other way around. They buy a unit, install it in an unsealed uninsulated room, and conclude that the room cannot be conditioned. The room can be conditioned. It was never given the chance.

Common questions

Climate-controlled garages in Las Vegas

Does this need a permit?

Insulating, drywalling and painting a garage generally does not need one on its own. Adding circuits or mechanical equipment does, and converting the space into a habitable room always does. We tell you which category yours falls into before we price it, and if a permit is needed we pull it in our name.

Can we still park in there?

Yes, and plenty of clients do. It changes what we recommend for the floor and for how the space is finished, so say so at the estimate rather than after.

How cold will it hold in July?

A sealed and insulated garage with correctly sized equipment will hold whatever you set it to. The same equipment in an unsealed garage will run constantly and lose. That is the entire reason the sealing step comes first.

Does it add square footage to the house?

Not as storage. Square footage only changes when a garage is converted to habitable space through the permit process and signed off, which is a different project. Anything else is a room that will not appear in the record when you sell.

What does it cost?

It depends on the size of the garage, the condition of what is there, and whether you want storage or a room you can work in all day. You get a written price and a finish date before anything starts, at no cost.

Do you do the same thing in a condo storage room or a commercial unit?

Yes. The building is different and the association or landlord usually has requirements, but the physics and the order of work are the same.

Who did this work

The reason this landed with a general contractor rather than a single trade is that it was four trades pretending to be one job: air sealing, insulation, drywall and finish, and the electrical and equipment behind it. Any one of them done alone would have left the client with a warmer garage and the same problem. That coordination is the whole of what general contracting on a Las Vegas house is for.
