What Las Vegas Hard Water Does to a New Bathroom

The finishes that still look new in three years, and the ones that will not.

People who move here from almost anywhere else notice it in the first week. Soap will not lather, the kettle furs up, and a shower door that was clean on Monday has a white haze on it by Friday.

Las Vegas Valley Water District publishes the number: 291 parts per million, or 17 grains per gallon, which puts the supply in the very hard band. It is safe to drink and it is hard on everything it touches. The reason it matters at the point of a remodel is that most of the damage it does is decided by the specification, months before anyone turns a tap.

Where it shows first

The five surfaces that go first

Clear shower glass

Untreated glass is the fastest casualty. Minerals bond into the microscopic pores of the surface, and once they have etched in, no cleaner brings the glass back. This is a replacement, not a scrub.

Polished chrome and nickel

Polished finishes show every water spot. They can be wiped clean indefinitely, which is fine if you accept that wiping is now part of your week.

Plated and lacquered brass

Living finishes and thin plating do not survive descaling products. Once you have taken a mineral bloom off with an acid cleaner a few times, the finish underneath goes with it.

Shower heads and body jets

Fixed metal nozzle plates clog and the spray pattern goes crooked. This is the least expensive item on the list and the most annoying to live with.

Glass and vessel basins

Beautiful in the showroom, unforgiving here. A glass basin holds a visible tide mark within days unless it is dried after use, which nobody does.

What to specify instead

None of this argues for a plainer bathroom. It argues for choosing the version of each thing that survives.

On shower glass, ask for factory-applied protective coating rather than the aftermarket sealant a cleaner will offer later. It is a permanent treatment applied at the glass plant, it fills the pores the minerals would otherwise key into, and it costs a modest amount at order time against replacing an etched panel. Low iron glass is worth having for its own reasons, but it is not a hard water measure. If you would rather not think about it at all, a low-profile framed or semi-framed enclosure hides the worst of the marking that a frameless panel puts on display.

On fixtures, brushed and satin finishes hide mineral film far better than polished ones, and physical vapor deposition finishes are considerably tougher than plating. Look for silicone or rubber nozzle tips on shower heads, which let you rub deposits off with a thumb instead of soaking the head. Matte black is popular here and holds up well, with the caveat that it shows dried droplets as light marks rather than dark ones.

The root fix, and its limits

A water softener treats the cause rather than the symptoms, and in a house where you plan to stay it changes how everything in this article ages. Soap lathers, glass stays clear, and fixtures keep their finish.

Two caveats. A softener is a plumbing installation with its own running cost and maintenance, and it is a separate decision from the bathroom. And nothing about it retroactively repairs glass that has already etched, so if you are remodeling, the sequence is to fix the specification now and treat the water when you are ready.

Can I use a limescale remover on my new fixtures?

Sparingly, and never on plated or lacquered finishes. Acid cleaners strip finish along with the deposit. Warm white vinegar in a bag tied around a shower head is gentler and works on the fixture that needs it most.

Will a softener fix glass that is already cloudy?

No. Once minerals have etched into the surface, the damage is in the glass rather than on it. A softener stops it getting worse and prevents it on new glass.

Does hard water damage the plumbing itself?

It builds scale in water heaters and reduces their efficiency over time, which is the main reason people here consider softening. Modern supply pipe handles it without trouble.
