Should You Remove a Popcorn Ceiling?
Test it first if the house is old enough, and know that the ceiling underneath is never flat.
Most of Las Vegas does not have this problem, which is worth saying before anything else. The valley grew fastest after 1990 and those houses were sprayed with wall texture rather than acoustic ceiling texture.
Where popcorn survives is the older core: Huntridge and John S. Park, Paradise Palms and the Scotch Eighties, the earlier parts of Henderson and North Las Vegas, and pockets of ranch houses scattered through the middle of the valley. Those are also the houses old enough for the first question to be a laboratory question rather than a design one.
The test that comes first
Acoustic ceiling texture containing asbestos was sold in the United States into the early 1980s. A ceiling sprayed before roughly 1980 should be tested before anyone disturbs it, and a ceiling in a house built between 1980 and the mid-eighties is worth testing too, because installers used up what was on the shelf.
The test is not expensive or complicated. A small sample goes to an accredited lab and you get a written result in a few days. What you should not do is scrape first and ask later, because the material is harmless sitting on the ceiling and becomes a problem the moment it is airborne. Dry scraping a whole room is the single worst way to find out.
If it comes back positive, the work goes to a licensed abatement contractor. That is a different license from ours and we will tell you so plainly rather than quote it. If it comes back negative, it is a straightforward if messy interior job, and we can take it from there.

The ceiling underneath is not finished
Popcorn was sprayed over drywall that nobody taped to a finish standard, because it was never going to be seen. Expect to skim, sand and prime the whole ceiling after the texture is off. That is the real job.
It is wet work, not dry scraping
Texture is misted and left to soften, then scraped. Doing it dry makes far more dust, damages more of the board underneath and takes longer.
Everything comes out or gets covered
Floors, walls and any furniture that stays get sheeted. Light fixtures come down. This is a room out of use for several days rather than an afternoon.
Painted popcorn fights back
If somebody painted over the texture, water no longer soaks in and it has to come off harder and slower. Ask us to test a patch before you commit to a price.
Smooth is harder than texture
A flat ceiling shows every imperfection under raking light from a window. Matching a light knockdown or an orange peel is more forgiving, and in a house full of textured walls it also looks less out of place.
Do the lighting at the same time
The ceiling is open, the room is already sheeted and the electrician has clear access. Adding recessed lights afterwards means patching and repainting a ceiling you just paid to finish.
Is it worth doing?
For a house you are living in, usually yes, and for one clear reason: popcorn reads as old. It dates a room faster than the flooring or the paint color does, and taking it off makes a low ceiling feel higher.
For a house you are selling, it depends on how much of it there is. Doing the main living space has a visible effect on a walkthrough. Doing every closet and hallway in a large house is a lot of money for something buyers will not itemize.
One warning about doing it yourself: the scraping is the easy part and the finishing is not. Skimming and sanding a whole ceiling to a standard that looks right under afternoon light is a skill, and a poor job is more obvious than the texture you removed. How do I know if mine has asbestos?
Age is the guide and a test is the answer. Anything sprayed before about 1980 gets tested, and the early eighties are worth testing too. An accredited lab turns a small sample around in a few days for a modest fee.
Do many Las Vegas houses have popcorn ceilings?
Fewer than in most cities, because so much of the valley was built after 1990 when it had gone out of use. It turns up in the older neighborhoods near the center and in the earlier parts of Henderson and North Las Vegas.
Can I just cover it instead of scraping?
Yes, and it is a legitimate option. New drywall over the existing ceiling avoids disturbing the texture entirely, which matters if it tested positive. It costs more than scraping and it drops the ceiling by half an inch.
Will the ceiling be perfectly smooth afterwards?
Only if you pay for it to be. Removal exposes unfinished drywall, and getting from there to a flat ceiling means skimming, sanding, priming and painting. A light texture is easier to achieve and hides more.
How long does a room take?
A typical room runs a few days from sheeting to final coat, most of which is waiting for compound to dry. A whole house is a phased job you plan around rather than a week.
Does removing it add value?
Not as a number, but it removes an objection. Buyers read popcorn as dated and quietly deduct for work they assume they will have to do.
